The site today

The existing building is dated and does not meet modern office occupiers’ requirements. Its current vacant and defensive appearance detracts from the local area, and undermines the site’s location in the centre of Camden Town and within the Camden Town and Regents Canal Conservation Areas.

At present, there is a considerable amount of anti-social behaviour that takes place within and around the site. This creates an unwelcoming atmosphere.

Given the prominence of the site, adjacent to Camden Town tube station, which is used by millions of residents, workers and visitors each year. We are committed to improving the site in a way that resolves these issues and makes it a welcoming and attractive part of the wider neighbourhood.

Site history

We acquired the site in 2006 and began consultation on the scheme in 2017. We presented the proposals for a mixed-use development that offered office space, housing and retail at this prime location.

In 2019, we paused our previous application due to the listing of Sainsbury’s and the homes at 1-12 Grand Union Walk to the National Heritage List for England.

Historic England listed the Sainsbury’s store and Grand Union Walk at Grade II in July 2019, but Grand Union House was excluded from this listing as it does not hold the same architectural significance.

Improved Proposals

Our updated proposals reflect the recent heritage listing of nearby buildings. The main changes are:

  • The proposed architectural language is changing to more sensitively fit in with its newly listed neighbours.
  • We have replaced the retail kiosk on the ground floor with dual aspect office space.
  • We are relocating ground floor residents parking into a secure underground facility – removing inactive spaces that have attracted anti-social behaviour. This will aim to create visual connections from the street through the building to the rear yard.
  • The proposal includes six residential homes and up to three retail units on the ground floor. We aim to make this a lively and attractive building which makes a real contribution to the quality of the area.
