Our vision for Grand Union House is for the creation of an iconic new office building that will act as a benchmark for sustainable, low carbon development in Camden. A place that embodies wellbeing with new landscapes, trees and gardens inside and out, fit for the future changing city. We will also create new homes on-site in the heart of Camden Town.

The project will bring about a transformation of the surrounding public realm. Kentish Town Road will become a tree lined boulevard running next to a double height office space that opens onto the street, with winter gardens rising through the building.

A transparent design will allow views through the building to the Sainsbury’s Yard, where new planting and landscaping will enliven this currently tired and unattractive space.

The re-imagining of Grand Union House will complete the Grimshaw campus, creating a piece of exceptional architecture that works with the existing building and responds to the architectural legacy of the recently listed Sainsbury’s supermarket and canal-side houses of Grand Union Walk.

The redevelopment of Grand Union House has been many years in the making. This is an opportunity to drastically improve a site that has fallen behind the times and currently offers little to Camden Town, making it a focus for anti-social behaviour.


We consulted widely on plans to redevelop the site back in 2018/19 and we believe that the principle of redevelopment is well established.
